7th Street & Missouri Ave
Office TI Project: PHASE 1
This office tenant improvement project was completed in multiple phases. The first phase was connecting the two stand alone original office buildings constructed in 1970 with a 3-story glass enclosed atrium.
EXTERIOR METAMOPRHISIS
Phase 1 of this project was the exterior transformation of 777 and 711 E Missouri in Uptown Phoenix area and the construction of the 3 story lobby atrium connecting the two previous building structures.
Framing the Atrium
This new atrium consists of a standalone steel structure with a curtain wall glass surrounding.
Attention to detail was given to keep all exposed elements clean and straight, while a local artist hand-painted unique, animate murals on the now exposed brick interior walls.
The project team brought these structures out of the 1970's by demolishing the existing courtyard and exterior walkways and repurposed the space with the shell 3-story atrium lobby.

711 - 1st Floor
11,810 sf
Located in Phoenix’s Uptown along 7th Street & Missouri, this project featured modern elements including an open ceiling concept, glass office fronts and Herculite doors.
High-end details such as Ziggy screen partitions, textured tile backsplashes, custom light fixtures and finishes are also incorporated throughout the space.
The scope of work for this spec suite included both active neighboring tenants and a retail TI project running concurrently to this TI in the building’s lobby area.
777 - 3rd Floor
11,266 sf
The third floor of the 777 building was fully renovated to create modern, creative office spaces. The spec suites feature similar elements to the 711 buildings first floor project, with similar features such as open ceiling concepts, glass office fronts and Herculite doors, high-end custom light fixtures and lush greenery for each of the custom spec suites.
Building features include full-size kitchen, printer & copy area, private and open office space, collaboration & focus rooms, conference rooms and a lobby seating area at each entrance.
CREATING PROVISION
This unique 1,682 SF retail and restaurant was a tenant improvement for a specialty coffee bar and eatery within the Link Cube’s 3-story glass atrium lobby.
Exclusive elements of this restaurant include a floor-to-ceiling glass atrium with a 2-story live plant wall, an eye-catching, hand-painted mural decorating one full wall, and a custom mesquite wood bar top with other natural wood finishes throughout.
The beverage and service counter were installed using multiple unique modular Bar Die structure units, which use chaseways built into the structure to conceal all soda, beer, electrical, and plumbing lines, and makes for a cleaner, more appealing bar. Custom materials also include hot rolled steel panels that were adhered to the exterior walls of the kitchen, providing a stunning textured backdrop that doubles as an easy-to-clean surface.
The scope of work also included a 700 SF kitchen buildout and an outdoor patio space - all complete with active tenants in the adjacent office buildings throughout the project duration.
